ALHAMBRA / MONTEREY PARK
Alhambra's Main Street saw the old Mervyn's mall empty for some time before the complex suddenly transformed into a new open format shopping center replete with upstairs apartment living options. Plenty of new restaurants and grocery chains have hit the strip, while old school burger joints like Rick's still thrive with dance and music at night. A promising blend of old and new development, Alhambra is filled with opportunity in terms of real estate.
Neighboring Monterey Park was recently described by Money Magazine as one of the Top 10 Best Places to live in America. It has diverse community and bountiful commerce.
SOUTH PASADENA / SAN MARINO / ARCADIA
I think of these as the "coveted school district" cities, where the public school education systems generate both acclaim and results with a track record of top college placements each year. While San Gabriel, Monterey Park, Alhambra, Temple City and Eagle Rock are runners up, this particular group of K-12 public schools are exceptional.
School systems aside, the character of these cities vary greatly. South Pasadena has nostalgic east coast charm, while San Marino builds are spaced generously apart with Spanish influences, and Arcadia has a large number of midcentury modern builds along with new development.
You will have to get a feel for these areas yourself, to see what aspects of community you value most. By visiting the cities and viewing a cross section of these homes, you'll be able to quickly narrow your search.
ALTADENA / PASADENA
Altadena is its own community above the northernmost border of Greater Pasadena, near the hills. This quiet established neighborhood boasts traditional small business, and architectural finds from various decades. Millionaire Row holds old world charm.
Greater Pasadena, of course, is a mixed bag. With a long standing retail hub in Old Town, its last generation of condominiums are now joined by increasingly new ones, ever since the advent of the Metro line that goes through the city.
Outside of its downtown are some classic character homes ranging from modest to mansion sized. Pasadena is one of the most populous areas in Southern California with the largest sales volume in housing. Granted, "Pasadena" covers a lot of ground, but if you seek here, you shall certainly find something that's one-of-a-kind!
eAGLE rOCK / Others
Eagle Rock has interesting pockets of homes. It is a mature community by itself. The area has Southern California charm in its staple low rise structures. The skyline is set close to the ground, but with new development taking place, as well as home improvements being done on older homes, Eagle Rock is looking at new growth potential, especially in its hillside communities where the views of Los Angeles are breathtaking.
If you are interested in homes built into hillsides, with views, Montecito Heights and Washington Heights have a lot to offer in terms of new builds and sparkling renovations. If you are lucky enough to find a property priced without all the bells and whistles, you'll even get the opportunity to make your own home improvements!
HIGHLAND PARK / El Sereno / Boyle Heights
In the past decade or so we've all witnessed the up-and-comance of Highland Park nightlife and real estate values to reflect its spur of quaint home revivals upgraded with modern amenities for ultimate Airbnb appeal.
HP is a quick commute to DTLA, for young professionals who want urban life but miss living in traditional houses with backyards. Five stops on the Metro Gold Line to Union Station.
If you are moving to L.A. and work downtown, consider making an investment to collect rental income from housemates for the duration of your stay. Although, the biggest leap in home prices in this area is probably behind us, resale values remain stable.
Currently, parts of neighboring El Sereno (closer to South Pasadena) and Boyle Heights (closer to DTLA) are seeing some of the demand from Highland Park spill over. The gradual change is what is often termed "gentrification", as mature neighborhoods start to bring newcomers into the fold.
SAN GABRIEL / Temple City
San Gabriel is a large city that shares a boundary with the neighboring cities of Alhambra, San Marino, Pasadena, Arcadia, Temple City, Rosemead, El Monte, Montebello and Monterey Park. The San Gabriel Country Club has existed in this city since the turn of the century, and it has a rigorous memberships board!
Temple City sits between San Gabriel and Arcadia, benefiting from the influence in terms of property values in the past few years. To be sure, these are price corrections, just now catching up to the proper value of the city's advantageous location and large inventory of older homes. Many of these homes have undergone remodel or renovation with good results.
