In terms of South Pasadena, I really liked 631 Camino Cerrado. At $1.536M it's priced below market for what it is. Might see a few bids on that one. Our office has the listing. It's in a cul de sac on Via Del Rey.

If you don't prefer two stories with stairs, 1030 Indiana is on the market for $1.648M. It's one level on flat land, extending lengthwise to the back of its lot.

Indiana is a nice flip. Since owner is an LLC that owns it outright, I don't know if they will part with it for below asking. It's a 1921 structure, well renovated. Whereas 631 Camino Cerrado was built in 1964, on a hill, in a desirable community, the attraction to certain buyers for Indiana is its proximity to the new Metro gold line, restaurants, etc. More of an urban-residential vibe there.

I get the sense 1030 Indiana might not budge on price because the cost of restoration is so high in South Pasadena. Since the listing last expired, price only came down by $1K. Of course it's worth trying for if you really like it. Families are less likely to want to do a move from school to school at this time of the year, so the pool of buyers you are competing with right now is slightly smaller.

712-714 Hawthorne is a new offering. Came on the market just six days ago. You can spend a lot of time in there, just exploring every nook and cranny! It goes for $1.688M.

For a 1905 structure, the owner put a lot of work into preserving the original look, as well as doing updates on it starting with the foundation. There are two rentable structures on the lot, in addition to the main house. Owner lives in the back house (it's very nicely done), and rents the front out for more than $4K!
