In the past few months, several people have sought homes in the City of San Marino.
Buyers are attracted to this area for its schools, its suburban aesthetic, quiet exclusivity, but also its proximity to all manner of commerce only a few miles away.
The city has permitting restrictions with regard to architectural integrity, meaning any changes to a home's facade need to be approved.
Searching in the $2M to $3M price range turned up some interesting results. The homes with attractive facades and remodeled interiors were snapped up right away.
When I say remodeled, well, this is a tricky business. For homes built at the turn of the last century, a lot of maintenance and renewal is required to keep such an old structure in original humming condition.
How much of a hundred year home is really original? As long as the architecture stays, the city is happy.
What about buyers? That depends on the buyer. Are they looking for a historically preserved home? If yes, then they will be enamored with the selection of well maintained homes to choose from on the market.
However, if they are comparing an historic home with a newly constructed home, it is a given that the two are not comparable, right down to the building methods used now (versus then).
Updates to a home are very personal, as well as trend oriented. Homes that have multiple updates layered in over the years can appear dated to eyes accustomed to skimming through glossy interior design magazines.
Ultimately, it depends on whether the goal is to execute details of the next remodel, or if moving right on in to a home that has a nice patina is good enough.
There is something about a floorplan that is tried and true that buyers find attractive. Every buyer is different - as each home in San Marino differs too.
Luckily, new inventory quickly replaces what is sold, leaving buyers with a series of solid Open Houses to visit this weekend.
